Spider gbXML Viewer 'Maevia' R15.25: Provide Opening check

Surface Openings have too much area for base surface=PANEL-6

We need to make sure that the opening area is less than the host element - area can not be the same
We should provide check as part of Issue check
Also check is surface area is not zero.
